Most basement waterproofing systems in Southeast Michigan cost between $8,500 and $19,000. The biggest factor is the size of the basement, but the amount of water, drainage needed, sump pump setup and repairs can also affect the final price. Before any work begins, we explain why your basement is leaking, what we recommend, what the system will look like and what the project will cost.
Waterproofing is about more than stopping water after a storm. A properly designed system helps protect the space, control moisture and give you more confidence in how you use your basement. The value comes from understanding why water is getting in and installing the right system to manage it long term.
Schedule Free Inspection Visit Our Learning CenterA dry basement gives you more options. Store belongings with confidence, create space for hobbies or exercise or simply use the square footage you already have without worrying about dampness, odors or recurring water.
Moisture and musty odors in the basement can affect more than the space below. Controlling basement moisture can help create a drier, more comfortable environment throughout your home.
Recurring basement water can become an issue you eventually have to address, especially when it is time to sell. Fixing the problem now lets you protect the space and enjoy the benefits while you still live there.
If you plan to finish your basement, water problems should be addressed first. Waterproofing before finishing helps protect the investment you are about to make in the space.
No two basements need exactly the same waterproofing system. Some costs are determined by the size and condition of your basement, while others depend on the system and options you choose. Understanding what affects the price helps you know why one project may cost more or less than another.
Larger basements typically require more drainage, materials and labor, making the size and linear footage of the basement one of the biggest factors in cost.
If we find foundation cracks, bowing walls or other structural concerns that need to be addressed along with the water problem, those repairs will add to the overall project cost.
Stairs, water heaters, HVAC equipment or other obstructions can make parts of the basement harder to access. If something needs to be moved or worked around to install the system properly, additional labor may be required.
Sump pumps, battery backups and other equipment require proper power. If the existing electrical setup cannot support the system, additional electrical work may be needed.
The discharge line needs to move water a safe distance away from the foundation. A longer or more complicated discharge route requires additional materials and labor.
If finished walls or other materials are in the way of the waterproofing system, they may need to be removed and rebuilt after installation.
A partial waterproofing system costs less because it treats only part of the basement. The tradeoff is that water may eventually enter somewhere else, so it is not the same long-term solution as waterproofing the full perimeter.
If your existing sump pump or sump system is in good condition and appropriate for the waterproofing system, it may not need to be replaced.
The sooner basement water is addressed, the less chance it has to damage finished walls, flooring, furniture, keepsakes and stored belongings. That can mean less cleanup, demolition and restoration added to the cost.
A smaller perimeter usually requires less drainage, material and installation time, which can lower the overall system cost.

These examples are intended for planning purposes. Your actual investment will depend on the required linear footage, existing basement conditions, system components, access, and restoration needs. Your in-home inspection will determine the appropriate system for your basement.
A waterproofing quote can look lower simply because less is included. The real question is not just what the number is, but what that number covers from start to finish.
Before you compare bids, make sure you understand the full scope of work, who is responsible for the related trades and what happens if additional work is needed. A lower upfront price can become more expensive once missing pieces are added back in.
At Basements Plus, we spell out the scope before work begins so you know what is included, who is handling it and what the project is expected to cost.
A lower quote often means the contractor is pricing only the waterproofing system itself, while other work is left for the homeowner to arrange and pay for separately.
When you compare quotes, look beyond the bottom-line number. Ask what is included in writing, who handles the related work and what you will still be responsible for after the waterproofing crew leaves.
If finished walls block access to the waterproofing area, part of the wall may need to be removed before installation can begin. If demolition is not included in the quote, you may have to arrange it separately.
Once the waterproofing system is installed, removed drywall or other finished materials may need to be rebuilt. A lower quote may stop at the waterproofing and leave the restoration work to you.
Water heaters and other equipment can block access to the work area. If something needs to be temporarily moved, a licensed trade may be required, adding another contractor and another cost if it is not included.
New sump pumps, battery backups or dehumidifiers may require additional electrical work. If the existing power setup cannot support the equipment, that work can add to the final project cost.
If permits or inspections are required, make sure you know who is responsible for obtaining them, paying the fees and coordinating the inspection.
A lower price can also come with less warranty coverage or less support after installation. Compare what is covered, how long it is covered and who you will call if you need service later.
Warranty coverage is another reason two waterproofing quotes can look very different. Before choosing a contractor, compare how long the system is covered, whether the warranty transfers to a future homeowner and who you call if the system needs service later.

Frequently asked questions about basement waterproofing, costs, timelines, design, permits, and what to expect during your project.
Every basement has a different layout, conditions and list of features/solutions. We can provide a typical price range, but an exact quote requires seeing the space and understanding what you want to include. An in-home consultation gives you a clear scope and realistic price before work begins, reducing surprises and unnecessary change orders later.
Based on the waterproofing projects we completed over the past year and our current pricing, most full-perimeter interior drainage systems cost between $8,500 and $19,000.
The final cost depends on the size of the basement, the amount of demolition required, the drainage and sump pump system selected and whether wall restoration or other repairs are needed.
Our free 21-Point Inspection identifies where the water is coming from and gives you a written solution based on your basement—not a generic estimate.
Yes. If your basement has finished walls, we need to remove the lower three feet of drywall to install the interior waterproofing system. Basements Plus also offers wall restoration services, so you won't have to hire another contractor to put your basement back together.
Yes. We install partial waterproofing systems when water is entering through one to three basement walls. However, for long-term protection, we typically recommend a full-perimeter system. Water follows the path of least resistance and may eventually enter through another wall. Over the years, we've returned to homes to extend partial systems after water found a new entry point.
Yes. We offer several financing options for qualified homeowners who prefer to spread the cost of their basement project over time.
During your consultation, your specialist can explain the available options and help you determine whether financing makes sense for your project. Financing terms and approval are determined by the lender. Learn More On Financing
